Right To Rent

Under UK law, all letting agents and landlords are required to carry out Right to Rent checks before a tenancy begins. This ensures that all adult tenants have the legal right to rent property in England.

Before moving into a property, you will be asked to provide original identification documents, such as a valid passport or other approved proof of immigration status. These checks must be completed for every adult tenant, regardless of nationality.

Right to Rent checks are a legal requirement and must be carried out prior to the start of the tenancy. Anand Property Investments will conduct these checks fairly, professionally, and in line with current government regulations.

Before You Apply

Before applying for a property, ensure you are ready to proceed. You will typically need photographic ID, proof of income, and references from a previous landlord or employer. Having these prepared can help speed up the process once a property becomes available.

Viewings & Applications

Viewings are arranged by appointment only. If you wish to apply, you will be asked to complete an application form and undergo standard referencing checks. All applications are subject to approval and affordability assessments.

Tenancy Agreements

Tenancies are usually offered on an Assured Shorthold Tenancy (AST). Your tenancy agreement will clearly set out rent, deposit, tenancy length, and responsibilities for both tenant and landlord. We encourage tenants to read all documents carefully before signing.

Deposits & Rent

A tenancy deposit is required and will be protected in a government-approved deposit protection scheme in line with current legislation. Rent is payable in advance and must be paid on time as agreed in your tenancy agreement.

During Your Tenancy

Tenants are responsible for keeping the property clean, well ventilated, and reporting maintenance issues promptly. Looking after the property helps prevent larger problems and ensures a comfortable living environment throughout your tenancy.

Maintenance & Repairs

If a maintenance issue arises, please report it as soon as possible so it can be addressed quickly. Emergency issues should be reported immediately. Non-urgent repairs will be handled within a reasonable timeframe.

End Of Tenancy

At the end of your tenancy, the property should be returned in the same condition as at the start, allowing for fair wear and tear. Cleaning, key return, and final inspections will be arranged in line with your agreement.
